Great little park

We stayed here during July 4th. The owner is great and very helpful in every way. He helped us back into our spot and showed us on a map all of the great things to see in the area. We were only going to stay one night but ended up staying longer just because it was so comfortable.

Great place and close to everything. Has exclusive gate to walk to garden of gods. Service was the best. Very tight spaces but the owner helps you park and leave.

Great little gem in Manitou Springs. Close to everything. Everyone was very helpful in getting set up and friendly. A nice walking trail right behind it that was good to walk the dogs.

We are already halfway through our first stay at Pike's Peak RV Park and we are already planning to come back when we can stay longer! It's close (walking distance to restaurants and shopping) to everything in Manitou Springs and is the perfect home base for exploring the natural beauty and attractions in the CO Springs and surrounding area. It is also owner operated and it shows - we were greeted by the owner at check in and have had very personal attention and hospitality from all the onsite staff! A small creek runs through the entrance to the property - our 9-year old son loved wading, skipping rocks and watching the ducks float by! There is a picnic table beside each site and beautiful mature trees throughout. Can't say enough positive things about our experience, can't wait to come back!!!

Owners and staff very friendly and helpful. The park is centrally located near shops and restaurants. The area is beautiful with a stream running by the park. Will be staying every year. Great value.

Awesome Park & Attendants

I stayed at this park in August or September 2015 & have come back to it now as I plan a trip for October 2016. Since I had not done a review before, I wanted to now as this was one of my favorites on my 11,000 mile road trip last year! The park is great, there's a shuttle bus to go downtown right at the driveway, the town is quaint & had many treasures. And the attendants are knowledgeable when it comes to needing service for your RV. As I said, I will be returning this year.

One of our Better campground stays

This campground is right in downtown Manitou Springs. Very clean, level spots. The people running the campground couldn't be nicer and more helpful. They want you to have a great time in the area, Pike's Peak and Garden of the Gods. There is a free shuttle that will pick you up at the campground going to the attractions and downtown.

Wonderful, quiet park, owners are superb and run a tight ship, you wont find any permanents here, immaculate, and well cared for.
Highly recommend over all the others in the area !!

Lovely setting!

Owners were waiting for us and guided me into a peaceful site by the babbling stream. Ah ,sleeping with the windows open smelling the pines and listening to the water! Facilities were well kept and clean! I will stay here on return trips.

Level, gravel sites but not dusty. Yes, the sites are a bit tight but everyone fits. Owners on premise and extremely friendly and helpful. Facilities were VERY clean and the park is located just minutes from Manitou Springs downtown. One can walk to everything if want to. Garden of the Gods is just a few minutes away too.
Had a great time there and in the area and would definitely stay here again.

What a nice little park, and the owners were so friendly and attentive. Marge was waiting for us as we pulled in the driveway to guide us to a waiting spot for the night. Clean shower facilities and bathroom. Also a nice easy walk into town for dinner and shopping. If we're ever back in the area, we'll stay here again.

This park gets the top marks from us! The owners are friendly, helpful, knowledgeable and honest. The showers and laundry are spotless. The location is super convenient in the heart of Manitou Springs. Sites are very close to each other, but well maintained and lined with shade trees. We had a wonderful stay and would recommend to everyone. There is no wi-fi or cable, but cell coverage seemed to be adequate for us.

I would give this place 5 stars, except for how tightly they pack you in. There was maybe 24" between out trailer and the trailers on both sides. That is with our slides pulled out. No fault of theirs, since it is IN town, they need to make do with the space they have.
BUT!!! Nice cold rocky creek runs right through the park, and you are walking distance from everything in Manitou Springs. You could park it, and walk to all the shops and restaurants.
DO NOT SKIP driving up Pike's Peak, and Garden of the Gods is a MUST. Both are just minutes away. Tons of other things to do here. We booked three days, and wish after the fact that we stayed at least a week.

My husband and I were here in October with our dogs. We were able to walk downtown, and our dogs loved the pretty park next door. Best laundry facilities I've seen in a while in a campground.

Cottonwood haven

Stayed 2 nights. The cottonwood trees were pollinating and it looked like snow. Well kept grounds. You're guided to your site. The spots are so close it's almost a necessity for management to arrange the units. Started out on a one night stay then extended to 2 nights. I couldn't stay where i was because it would mess up her penciled reservation book. So we moved a few spots over. It seemed like a quite antiquated method of keeping reservations. Nice walk ways and in the city.

We stayed here a few night and were very pleased. The owners were very friendly. Extremely clean and tidy. Did not go in the showers or laundry. There is a great park right next door with a gate connecting the RV park. Nice creek out front of sites. Great walking path behind. We will definitely be back!

The area is great, people and staff friendly, park clean. But park has limited space; way too congested... extending your awning out of question. Bring your backing skills.

Our first visit, Oct 23, 2018. We were parked right next to a creek. It was so tranquil. The park and bathrooms was very clean. Lovely area! We will definitely go back some day.

Will never stay herw again. Arrived on Nov. 12, 2018, left three hours later when they were unable to provide water, also the septic was not up to code, had the hose just running into a pipe in the ground, not connected at all. Only good thing was that they did give a refund. Went to Garden of the God's park. 100% better. Would have given no stars but unable, hence 1 star. Stay away from site #54.

Stayed he for 3 nights. The place is cool and the folks running it were awesome. Little tight but saw a few big rigs there. Showers were clean, little dog park out front. Full hookups. Nice town! Free shuttle service out front of CG. The town, Manitou Springs is very nice. Colorado Springs is close as well. Pikes Peak? 10 minutes up the road. Garden of the Gods is 3 minutes. There s a recreational weed store right down the road. It s always busy but hey it s legal there.

Not a bad stay

Very tight as others have said, they have overflow parking if you have a travel trailer or are towing another car. Bathrooms were very dated but also clean and well maintained. There is a park next door with a lighted basketball court. It is near the freeway and other roads so a little noisy, close to all the shops and restaurants. There is a nice stream that runs along some of the spots.

Stayed 2 nights. Park is well situated and close to downtown Manitou Springs - within walking distance or you can ride the free metro bus that stops within yards of park entrance. Biggest issue with this park is that they don't enforce tow vehicle parking - there is a parking area for tow vehicles but many campers just park their vehicles in front of their RV, which causes issues if you try to move your RV out. Management was informed of the issue and they said they would take care of it for us, but they never showed up to speak to the perpetrator - we had to ask the neighbors to move ourselves.
Other than this, it's a decent park.
